Are you interested in renting an apartment or room from us and have questions about the process? Here, we’ll explain, step by step and, in a clear, and straightforward way, how the reservation and contract signing process works. It’s important to us that you feel confident and know exactly what to expect.

Why is payment due before the lease agreement is signed?

We understand that this may seem a bit unfamiliar at first.

👉The reason is simple
Once you make your payment, the apartment is reserved for you and taken off the market immediately. This helps us avoid double bookings and ensures that you actually get the apartment you want.

Can I see what’s in the contract ahead of time?

Yes—absolutely.

Sample Student Contract – Version A (Permanent)

Offer for: Students
Tenancy: Open-ended
Minimum term: 6 months
Notice period: 6 weeks to the 15th or the last day of the month

Sample Contract for Students – Version B (with a fixed end date)

Offer for: Students, interns, language students, tenants from external platforms
Tenants: as defined in §2, sentence 2
Minimum term: 6 months
Notice period: 6 weeks to the 15th or the last day of the month

Sample Apprentice Contract – Version C (with a fixed end date)

Offer for: Trainees
Tenant: as specified in §2, sentence 1
Minimum term: 6 months
Notice period: 6 weeks to the 15th or the last day of the month

Is my booking secure?

Yes—absolutely

As soon as

  • your documents are complete and
  • payment has been received,

your apartment will be reserved for you.

👉 You will receive your lease agreement afterward.

Why can‘t I sign the contract in advance?

Since we use a reservation system, the contract will not be drawn up until we receive the first payment.

👉 This protects you and us from

  • double-bookings,
  • apartments that have been reserved but not officially booked.

What happens after I make my payment?

It‘s simple:

  • We’ll review your documents one last time,
  • your apartment will be reserved for you,
  • and you’ll receive your lease.

⏱ This usually takes about 7 days.

Important To Read

Your booking is only final once we have received your

  • valid student certificate and
  • the payment of the deposit/first month’s rent.
Your Way To Your Apartment – Step By Step
Step 1 – „Book Now“ & register

Please click the button „Book Now“ and create an Immomio account – this is required to submit your application. Registration = quick & easy.

Step 2 – Confirm your email address

After sending your request, you’ll receive an e-mail. Please confirm your interest there – only then can we continue processing your application.
Tip: The faster you confirm, the better your chances of getting your reservation.

Step 3 – Upload your documents

We require a current student certificate (for first-year students the admission letter will suffice for now). Upload your documents under „Additional Documents“.

Step 4 – Wait while we review

We’ll review your application (usually within 7 days). You’ll receive updates by e-mail automatically.
Please note that we are unable to answer inquiries during this time. If there are any issues, we will contact you.

Step 5 – Confirmation & rental contract

Congratulations! Once everything is approved, you’ll get an e-mail with the payment details for your deposit and first month’s rent.
As soon as the payment is received, we’ll send you your rental contract for digital signature.

Step 6 – Welcome to Berlin!

Direct rental: viewings are usually not possible.
